REPS Tracker App

The REPS tracker built for real estate material participation

HourProof logs your hours by property, tracks your pace toward 100hr and 750hr goals, attaches IRS-ready evidence, and generates CPA-ready reports — all from your phone, while you work.

Everything a REPS tracker needs to hold up in an audit

The IRS looks for three things when challenging material participation: specificity, timing, and evidence. HourProof is designed around all three.

Per-property hour tracking

Log every activity to a specific property. See progress toward your 100-hour STR or 750-hour REPS goal for each one — separately.

Fully customizable goals

Set any hour threshold per property. HourProof defaults to 100 hours for STR and 750 hours for LTR, but any target is configurable.

Material participation dashboard

See where you stand at a glance — hours logged, pace to goal, days remaining in the year, and which properties need attention.

Pace coaching & reminders

Get notified when your logging pace falls behind. HourProof calculates the hours per week needed to hit your goal and reminds you to stay on track.

Contemporaneous timestamps

Every entry is dated and timestamped when you log it. The IRS expects records created at the time of the activity — not reconstructed at year-end.

Evidence attachments

Attach photos, receipts, documents, and emails to each activity. Scan a repair receipt and HourProof logs the activity automatically via OCR.

AI-assisted & voice entry

Describe what you did in plain language or by voice. HourProof fills in the category, duration, and description automatically.

Airbnb / VRBO / Google Calendar sync

Pull reservation calendars from Airbnb and VRBO via iCal, or sync with Google Calendar. Convert calendar events into activity log entries in one tap.

CPA-ready PDF export

Generate a formatted activity report by property, date range, or category — ready to share with your CPA at tax time.

Why a spreadsheet is not a REPS tracker

A spreadsheet can hold numbers, but it cannot prove when those numbers were recorded. The IRS specifically looks for contemporaneous records — logs created at the time of the activity, not assembled from memory in March. A spreadsheet that was last updated at tax time looks like exactly that.

HourProof timestamps every entry at creation. When you log an activity, the date, time, and property are recorded immediately. That timestamp is what makes a log credible — and it is the one thing a retrospective spreadsheet cannot replicate.
